Press Release - Ronk Hub Nova Phase 2B

BROOKHAVEN INDUSTRIAL DEVELOPMENT AGENCY CLOSES ON PHASE 2B OF THE HUB IN RONKONKOMA Farmingville, NY — Fred Braun, Chairman of the Town of Brookhaven Industrial Development Agency (IDA), announced that the IDA has closed on a package of economic development incentives for Phase 2B of what has long been known as the Ronkonkoma Hub.

The IDA closed on the benefits package with Ronk Hub Nova LLC, an affiliate of East Setauket-based Tritec Real Estate, the developer of Station Yards, on June. 26, 2024 after giving final approval to the benefits at the agency’s Jan. 23rd meeting.

Phase 2B is to be constructed on the 3.9 acres of largely blighted land assembled by Tritec on the western portion of the master project near the Ronkonkoma LIRR station. The site is bounded by Railroad Avenue, Hawkins Avenue, Union Street, and Garrity Avenue. Parcels in the assemblage include a former bus depot and a 40,000-square-foot building that is to be demolished. Construction is expected to take 15-20 months.

The $113 million mixed-use project will include 200,000 square feet of rental apartments, and a parking garage for 247 cars, and 1,400 square feet of retail space. The project is expected to generate 350 construction jobs and 5 full-time-equivalent jobs within two years of its completion.

Since construction began in 2017, Tritec has completed the Ronkonkoma Hub Sewer Pump Station, 489 apartments in a complex known as the Alston in Phase 1, and is nearing completion of Phase 2A, which consists of 388 apartment units, 67,000 square feet of retail and 16,000 square feet of office space. Planning for the overall project began more than a decade ago. The entire $700 million project encompasses 53 acres adjacent to the train station.
