BROOKHAVEN INDUSTRIAL DEVELOPMENT AGENCY CLOSES ON NEW PHASE OF STATION YARDS COMPLEX IN RONKONKOMA

FARMINGVILLE, NY (July 31 2026) – Frederick C. Braun III, Chairman of the Town of Brookhaven Industrial Development Agency (IDA) announced that the Agency has closed on a package of economic incentives for the next stage of Tritec’s $1.2 billion Station Yards project in Ronkonkoma. The project will bring hundreds of additional apartments and medical office space to a 6.72-acre site on Carroll Avenue between Union and Railroad Avenues.

The IDA closed on the project with Tritec Real Estate Co. on July 30, 2026. The IDA gave final approval to the latest stage of the project — the fourth — on April 15, 2026.

Known as Phase 2C, the $175 million project will be the fourth section of the Station Yards development at a blighted former industrial and retail district north of the Ronkonkoma Long Island Railroad station. The master plan for the massive redevelopment calls for 1,450 apartments, 195,000 square feet of retail space, 360,000 square feet of office space, and 60,000 square feet of exhibition/hotel space. It was first presented to the IDA in 2012.

The last phase will bring an investment of $175 million by Tritec and create 180 construction jobs and about 80 full-time permanent jobs.

Jimmy Coughlan, Executive Vice President of Tritec, says the developer is halfway through with overall development. Construction began in 2017.

“The IDA continues to support this transformative project, which is helping to attract and retain a diverse and talented workforce for our community by providing much-needed rental housing. Importantly, its primary distinction is the proposed inclusion of medical offices and/or retail space,” said Braun.
