PORT JEFFERSON BROOKHAVEN IDA PROJECT MOVES AHEAD WITH DEMOLITION OF BUILDING TO MAKE WAY FOR MUCH-NEED RENTAL APARTMENTS

Port Jefferson, NY (January 21, 2020) — Frederick C. Braun III, chairman of the Town of Brookhaven Industrial Development Agency (IDA) announced that a planned mixed-use apartment and retail space project in Port Jefferson Village is moving ahead with the demolition of the former Cappy’s Carpet shop at 440 Main Street.

Last year the IDA granted economic development incentives for real estate firm Brooks Partners LLC, who sought assistance to construct a three-story, 46-unit apartment and retail space at the site of what was formerly Cappy’s Carpet shop on Main St. The $16.5 million development replaces the carpet store and a boat storage lot.

Brooks Partners LLC is an affiliate of Gitto Group, which developed The Hills apartment complex in Upper Port Jefferson. Eric Russo, Brooks Partners’ attorney, said there is a waiting list for apartments at The Hills as well as for apartments at a complex constructed in lower Port Jefferson by Tritec Real Estate.

Brooks Partners’ plans include 44 one-bedroom and two, two-bedroom apartments to be built on two floors above ground-floor retail space. The apartments are unlikely to generate school-aged children because most of the units are one-bedroom, Russo told the IDA.
“We are excited to see this project underway. There continues to be a shortage of rental housing in the town and this project will help to meet that demand,” said Braun.
